The subject Operations is conceived as a tool that brings together the information extracted and analyzed in the subjects of Markets, Investments and Finance, as well as the notions of framework Legal, in order to understand the design, the process and the practical aspects in the development real estate.
Due to the generalist nature of this subject, multiple professionals were invited to offer the students of Master's Degree their vision on each asset class .
Javier Arús, from Azora, provided valuable insights on hospitality & leisure assets; Arnaud Leroy, from Merlin Properties, focused on commercial and retail developments;Juan Manuel Esteban, Julián Villena and José María Gutiérrez Bru, from Merlin Properties, focused on the logistics sector; Elvira Conejero and Juan Lago-Novás, from LABIT Group, focused on the office sector. In turn, Fernando Rodríguez Lluesma, from Aedas Homes, offered a vision of the residential sector; Fernando, together with Ángel García de Vinuesa, from BRH Real Estate, offered a theoretical framework on the process of development real estate.
All this knowledge was put on internship in the final exercise of the subject, where students were asked to design and plan development of a real estate asset located in Paseo de la Castellana, which incorporated mixed uses and a complex program of needs.
The students put themselves in the shoes of Jaime Benjemor, the youngest son of the Benjemor family, who had traditionally been dedicated to the real estate development business or development ; Jaime was an architect and a student in a University Master's Degree in Real Estate Strategy and Business at a prestigious University in the country, just like our kids, what a coincidence!
After presenting a market analysis and the corresponding financial model , each group elaborated a different proposal of development real estate that was defended in front of the committee investor -their own colleagues and the professors of the subject-, constituting the last dance of the subject Operations in this first course.
