Renting a 60-meter house in Spain costs 511 euros of average

This is according to a study conducted by researchers from IESE at the University of Navarra.

Renting a 60 m2 home in Spain costs average 511 euros per month. This is revealed in a study by fotocasa.es, prepared by researchers from IESE at the University of Navarra. The square meter cost 8.52 euros in November, 0.2% more than in October. Comparing these data with the same month in 2008, the price of rents has fallen by 5.7%.

Only three autonomous communities have housing rents with prices higher than the average of Spain. These are the Basque Country (with an average price of 10.99 €/month/m2), Madrid (with 10.91 €/month/m2) and Catalonia (with 10.36 €/month/m2). Specifically, in the Basque Country, rental housing is 29% more expensive than the national average ; in Madrid, 28% and in Catalonia, 21.6% higher.

Of the 17 autonomous communities analyzed, in the last month eight have recorded decreases in the price of rent, another eight have increased in price and in one the price has remained stable.

The communities where prices have fallen the most are La Rioja (6.33 €/month/m2) and Extremadura (5.10 €/month/m2), with drops of 1.7% and 1.1%, respectively. The most notable increase occurred in Navarra, where the price of rents rose by 4.1% in the last month, which placed the value of the square meter at 7.97 €/month/m2. The only autonomous community where the price of rents has remained stable is Andalusia, with 6.93 €/month/m2.

The five provinces with the largest monthly drops were Álava (-3.3%), Zamora (-2.3%), Huelva (-1.7%), Cuenca (-1.7%) and La Rioja (-1.7%). On the other hand, those with the highest price increases were Palencia (+4.8%), Navarra (+4.1%), Guadalajara (+2.4%), Huesca (+1.9%) and Burgos (+1.7%).

As for the provinces with the most expensive rental prices, leading the ranking in November were Barcelona (11.15 €/month/m2), Guipúzcoa (11.08 €/month/m2), Vizcaya (11.07 €/month/m2), Madrid (10.91 €/month/m2) and Álava (9.07 €/month/m2). At the other extreme are Ourense (4.75 €/month/m2), Jaén (4.77 €/month/m2), Cáceres (5.04 €/month/m2), Badajoz (5.12 €/month/m2) and Lugo (5.14 €/month/m2).
